Add As a licensed mortgage associate, I act as your personal advocate in the mortgage market. Instead of being limited to one bank's products, I have access to dozens of lenders across Canada, including major banks, alternative lenders, and other financial institutions. My role is to understand your unique financial situation and goals, then shop the market to find the best mortgage rates and terms that fit your needs, not the lender's. This saves you time, stress, and often, a significant amount of money over the life of your mortgage.  


 In most cases, for typical residential mortgages that qualify with a major lender, you do not pay me a fee. I am compensated by the lender once your mortgage successfully closes. This compensation is typically a "finder's fee" paid by the institution whose mortgage product you choose. This means you get expert advice, access to a wide range of lenders, and dedicated support, often at no direct cost to you. In very specific or complex situations (e.g., some private lending scenarios or difficult-to-place mortgages), a broker fee may apply, but this will always be fully disclosed and discussed with you upfront before any commitments are made.  answer to this item.


To help you find the best mortgage solution, I'll typically need some basic financial information. This usually includes:

  • Government-issued identification (e.g., driver's license, passport)
  • Proof of income (e.g., recent pay stubs, employment letter, T4s, Notice of Assessment for self-employed individuals)
  • Proof of down payment (e.g., bank statements, investment statements, gift letter if applicable)
  • Details of your assets and liabilities (e.g., other property, credit card balances, loan statements)
  • Information about the property you are considering (if you have one in mind)
